Tracked mulcher clearing palmetto and pine on a residential lot in Palm Coast

The south side of Palm Coast — ZIP 32164 — is Seminole Woods (the S section along Seminole Woods Boulevard), Quail Hollow (the Z section) and Cypress Knoll (the E section around the Cypress Knoll golf course), plus the newer streets pushing toward Bunnell and State Road 100. These sections were platted in the 1970s and left wooded, and they're where most of the city's new houses are going up now. A typical lot is a quarter acre of slash pine, saw palmetto, wax myrtle and a few live oaks, and it needs clearing before the slab, then a second visit a few years later when the pines the builder left start leaning over the new roof.

We clear lots to build-ready with the city permit, the tree survey and the replacement-tree calculation handled; we take down the pines that were left too close to the new houses; we prune the live oaks that make these streets worth living on; we trim the palms the landscapers planted; and we grind stumps and clean up after storms. Cypress Knoll adds golf-course lots and older 1980s–90s homes with oaks at the end of their life; Quail Hollow and Seminole Woods add the retention ponds and easements that decide where a tree can be dropped. Palm Coast's permit applies to any tree six inches and up.

Questions from Seminole Woods, Quail Hollow & Cypress Knoll homeowners

What does it cost to clear a lot in Seminole Woods?

It depends on the tree count and what has to stay — a typical quarter-acre pine-and-palmetto lot is a one- or two-day job. We walk it, count it and give you a written price that includes the permit, hauling and stump grinding.

Does the city require a permit to clear my own lot?

Yes. Palm Coast requires a tree permit for any tree six inches or more in diameter, developed lot or not, and applies replacement-tree requirements or a fee when protected trees come out. We prepare the application with the survey.

The builder left two pines ten feet from the house — problem?

Usually, yes. Pines left alone after their neighbors are cleared lose their wind protection and lean or fail within a few years. We remove the ones within striking distance of the roof and keep the ones that are safely placed.

Can you drop a tree near a retention pond or an easement?

We plan the drop zone around the easement and the pond bank and rig anything that can't be felled cleanly. Nothing goes in the water.

Do you work in Cypress Knoll's golf-course lots?

Yes — the same rules as everywhere on a course: nothing lands on the fairway, and we let the course know the day before.
